A Top-to-Bottom Transformation at 2037 Broad Hill Farms

This project started with a call from Michael Reed about a listing in Broad Hill Farms. I should mention — I also work alongside Michael and Nicole Reed's team, and they are simply some of the best realtors in the area. Bar none.

I went out to meet the owner, Alice, and walked the property. 2037 Broad Hill Farms is a solidly built home, but it was dated throughout. After a thorough walkthrough, I put together a full scope of work and quote. Michael felt the improvements would add approximately $180,000 in resale value against a project cost of $105,000 — a strong return by any measure. Also, I would cover the cost of the remodel and delay payment until closing. Does it get any better for home sellers?! It doesn’t.

The scope was comprehensive, touching essentially every square inch of the home:

  • Primary bath remodel

  • Full kitchen remodel

  • All new light fixtures, outlets, and switches

  • New flooring throughout

  • Hall bathroom and powder room updates

  • Two new garage doors

  • New concrete patio on the rear of the home

  • Canned lighting added to the basement

  • Landscaping cleanup and fresh mulch

  • General handyman repairs throughout

When we sat down with Alice and the Reeds to walk through the numbers and what the home could realistically sell for, she was a bit hesitant about taking on such a large renovation scope. So I did what I sometimes do in situations like this — I made her a cash offer on the property as well.

About a week later, Alice called back and accepted. She wanted to move on with her life, and I respected that completely.

Honestly, I wasn't expecting her to take the cash offer — the renovation path would have been more lucrative for her. But at the end of the day, Alice walked away happy, and that matters just as much as the numbers.

We've just taken ownership of the property and haven't picked up a single tool yet. The photos below show the home exactly as it stands today — before any work begins. We'll be documenting the entire transformation from start to finish, so stay tuned. This one is going to be quite a turnaround.
